Got the OK from DS to post this...

I may be accepting a job offer in Ridgeland soon. I dont know much about rental properties there so I come to the pack for any advice. I am just trying to get a feel for a place to stay. I prefer it be in or close to Ridgeland so it will not be a long drive to work. I am looking for a reasonable price, and a good/safe area. Also, please let me know of any I should stay away from. Any suggestions will help. Thanks

I just moved out of these a short time ago. Older apartments, but well managed, gated and more reasonably priced than some others in the area (Legacy). And their floorplans are bigger than most newer apt's these days.

You are the second person that mentioned Van Mark to me. I will look into those for sure.

Short sale, 30 years old, needs some work. Impressive master suite. Still hell of a deal. Obviously the neighborhood is older but it is well-kept.

but the grounds are really nice and they are in a little nicer area than where The Van Mark is.

are five minutes across the Reservoir from Ridgeland. They are gated, have nice amenties and are fairly new. If you want to take a look:

Bridgewater
500 Avalon Way
Brandon, MS 39047

601-724-4259 I believe.

Very safe area near Dogwood/Flowood malls, walking tracks, biking trails.

....they were great, three bedroom, two bath, fireplace, garage, the works. Probably 1500+ sq feet. I think H&M Realty owned them, but I haven't written them a check for six years, so I can't remember.

If you're not into legions of divorced chicks and their friends by the pool then take the Legacy off your list.

Trust me you do not want to drink and drive in Madison County.
Traffic is not that bad commuting to work form Jackson to Ridgeland. Try Belhaven or Fondern, there are plenty of apartments or houses for rent. All the nighttime action is downtown, Hal & Mal's, Martins, Fire, 119 Underground, George Street, F Jones, and the "soon to be Farish Street District",etc....
If you like traffic, don't go out ever and/or like chain restaurants/bars then by all means move to Ridgeland.

I wouldn't get any closer to County line though...not so much for safety reason but just not having to deal with traffic and ****.<div>
</div><div>The ones on Rice Rd. b/t Old Canton and the Trace (not sure of the name) are nice and in a good spot. I'm pretty sure that's the Legacy ones.</div><div>
</div><div>Anything you try to get on the other side (newer side of Ridgeland) is going to a good bit more scratch I would think.</div><div>
</div><div>I would go with the Legacy...a little nicer and don't have to deal with Old Canton and County Line Rd...although Rice Rd. gets busy too around 5. As a side, lots of good eats right there around that area too...Crab Shack, Fat Tuesday, Asian Bistro, Amerigos, Kyotos, a little sandwich kiosk called Sloppy Joes, Sal and Phils and my personal favorite La Guadalupe.</div>

The wife and I lived there for about a year and cottondistrict hit the nail on the head. They've been around a while so you definitely won't get that nice, brand new apartment feel, but they were extremely well managed. Also, I like the location because because no matter whether I was going to work in Jackson or visiting friends in Madison or Brandon, it was about the same distance to everything.

Only word of advice is that if you happen to go to the pool there one day and a short haired(blond), approx 45-year-old woman comes over to talk to you, stay far away. Every time that we went to the pool, she'd go over and talk to some random guy and then about ten minutes later, they'd be packing up and heading to her place. The last straw was one day when some old lady kicked out a small group of teenagers because they didn't live there. As they were leaving, the previously mentioned ***** ran out and told them that all three could be her guests. Once again, about ten minutes later, she invited them over for "lemonade". This was about five years ago so she may not live there anymore, but she was always a fun topic of discussion among the residents.

But the management is generally rude and don't bother putting in maintenance requests-- you are better of fixing it yourself. Rates have also gone up every year the past two years. Last time I crunched numbers (disclaimer: not recently) Van Mark was the best deal as far as dollars per sq. foot.

Next door to The Pointe is Legacy. These places are nice but you'll need some cash. There are a few others on Pear Orchard. Don't know anything about them but they seem alright from the outside.

Good luck.

I lived in a few during my co-op years. But that was 8-9 years ago so take this for what its worth. Stayed in Sunchase, Lakeshore Landing, and The Trace. They were all about the same price (500-600 / month back then)but by far the best of those three was the Trace. I'd stay away from the other two.

But like I said, almost 10 years ago.

I have been looking online at some places. Anyone know anything about the Arbors at Natchez Trace? It looks to be on Rice Rd just down the street from The Pointe. I appreciate everyone's input.

Townhouses, 2 and 3 BR for sale or rent. You can buy one for 120-130k. That'll beat your rent if you can buy. And they turn over pretty regularly.

I would also rEcommend the arbors at the reservoir, just before the spillway. Little Pricey, but not as much as legacy, and nice.
