OT: Starkville Home Prices Thread

I will occasionally grab the real estate magazines at Kroger and saw this listing in the most recent TM Home & Living magazine:
Realtor.com: 107 Kerkling Dr listed at $492,000. Built in 2010 and is 2,357 square feet. I know this is the list price and not necessarily the sold price, but this is mind boggling to me. I haven't kept a close pulse on the Starkville market, but is this price the going rate for Starkville? I just skimmed over other Starkville listings on their website TM Homes Starkville Search and the price is comparable to others. I'm not in the market, but I don't see how people can realistically buy a home around Starkville without being upside down on it.

Prices rising slowly over time is generally good. The last few years though have seen unsustainable quick and big price increases. Prices will likely fall a bit in near term (every market is different) due to higher borrowing rates and lower demand, but I don’t see them returning to 2011 era levels.

Should have bought everything in 2011

I have a relative that possibly plans to move (out of Starkville). He has gotten some feedback about likely prices,
It looks to me to be about 2 1/2 times the value in many Ms. towns,/ cities.
But, I guess it comes back to... Location, location, location!

What youre seeing is about right. I have a friend that has been trying to buy a home in Starkville for the past several months and she keeps me up to date on the market. There are a lot of houses that go on the market and sell the same day. I had never heard of having bidding wars for what would be considered just a regular 2000 square foot home, but it seems to be a thing around here recently. There are houses that would have sold for well under 190K three years ago and now they are easily going for 240K +. Starkville's house prices have been higher than MS average for the last decade or so, but the last couple of years have been unreal. You would think the bubble would bust, but I dont know. Look on Zillow or any housing site and there really isnt much to choose from. A lot of older homes end up as rentals for college students and most of the newer homes that are built go for over 450K. With the aluminum mill coming in soon and bringing 1000+ jobs, some of those folks will want to live in Starkville. I dont see prices dropping in the near future unless there is a major recession or world event of some kind.

I have a friend that sold his house in Starkville and moved to another town because he made more than double what he bought it for back in 2009.

It's all ok if you can get a better deal in the area you are moving to and get more sq. footage. New homes in Madison are around $210 sq.ft Really upscale custom about $250+. You may make money but unless you have to move you are breaking even with about the same footage. Gotta live somewhere.
