I remember the struggle to stay awake long enough to cap off the night with McDonald's breakfast, back when it was very hard to be awake for.

Yeah, downtown seems to be losing its charm with all the highrises and empty store fronts in the bottom of the high rises. Maybe McDonalds will go into one of those store fronts. However, they probably own the land that this new high rise will be built on. Spats is still empty, Old Main Frame shop is still empty, Deli has been closed for many years and is empty. A lot of places on Calder Way are empty. However, I am still surprised that the House of Kashmir is still there and going strong!!

Baby's is another one. Having students go virtual in what's already a "seasonal" town really hurt the little guys IMO. Sucks but it happened all over the country.

It just can't be sustainable. Enrollment has been flat for a few years now and I can't see that changing except to eventually start going down. There's other new construction besides College Ave.

Well the market will just have to adjust. If the town becomes overbuilt, prices will come down, or the businesses will have to close or fall into bankruptcy. For years they were charging outrageous rents and ripping off the students and visitors. Maybe they will have to change their tune.

They still are getting 90,000 apps every year. UP will always be filled. SC has sold out to the big developers who can rent beds at $1k per month. No need to fill ground floors when you are grossing $400k a month! Borough just passed an $82m budget! They are getting their money but aren’t beautifying the town. Bellefonte is the real up and comer in HV.

Filled, but not growing. So why the need for so much more housing?

Old Main Frame is filled. Its a smoke shop/vap store. Good solid business addition to the downtown. lol

Yeah, it actually moved out to West College Ave by Cato Park. It was the clothing store that was to the left of it I was thinking of. There seem to be a lot of smoke shops now downtown. Was in the Family Clothesline the other night and was having flashbacks to Playland and where my favorite machines were!!

From what I have gathered talking to people. The majority of kids(and some parents) don't want to live in the older housing stock unless they have budget constraints. Some kids(and parents) want their own bedroom and bathroom and laundry in their apartments. A lot of the older house stock, you have 4 kids renting a 2 br apartment with one bathroom. The older stock doesn't have the amenities like fitness center, study areas(just saw the Maxxim put study areas in on the bottom floor on Beaver), pools, coffee bar, etc. I was surprised that the controversial Toll Bros student housing out on Whitehall got filled but it seems to be a nice place with lots of amenities. I am guessing a lot of the older apartments are having higher vacancy rates now.

How long until all the student apartment buildings (Cederbrook, etc.) on Beaver Avenue are gutted and turned into adult condos? If so, all the '70s and '80s students who lived there (like me) can buy them and live there again. Though I'd pass.
One of these places(I think the one on the corner of Beaver and Garner) just went thru an extensive rehab as they upgraded their apartments.

You mean they aren’t throwing five students into a two bedroom apartment like we did back at Gateway 25 years ago?
Whatever they’re doing I hope these kids are able to get their security deposit back unlike back then. I remember some ridiculous claims from the complex inspectors, trying to make us pay for things.

They just did a renovation on Beaver Hill. No adult condo though.

My junior year they waived the carpet cleaning fee because we had gotten new carpets mid semester so that was great. I was determined to get the deposit back and really scrubbed the place down after my roommates moved out. I mean I haven't cleaned like that since. The inspector was in there for about 15 minutes and she told me about 2 things that needed to be fixed. The oven door seal was slightly dirty and there was a hair on the vanity mirror. One hair from my head.

Had I not stayed, we would wave been out $1200. They're flippin' rediculous!

They are still flipping ridiculous!! My kid and roommates got most of their deposit back but the itemized list was bullshiite but not worth fighting because it wasn't that much. I actually went in and did some cleaning because my kid and roommates were no longer living there and out of the area. I didn't read things closely and left a new roll of TP and roll of paper towels in the holders and they charged for the time to remove them. Also, some drip pan for the stove which sounds like every apt company hits you up with that one based on some reviews I read. Then touch up some paint and remove welcome carpet at front door. Of course there was the carpet cleaning charge but we sold some furniture to the next tenants where we had to remove it and then bring it back so I saw the apt after the so called carpet cleaning charge and they no way in hell cleaned those carpets. Maybe some of these SC slum lords need to go out of business with some of these new landlords taking over the new buildings.
