Just purchased new building for wife's office. 1911 build with addition in 1982. Need to replace windows with more energy efficient. I have use both Anderson and Champion in the past at home. Both were fine but pricey. I have gotten a quote from local company one still pending and have champion coming tomorrow to look. Any recommendations or warnings for companies?

I think recouping the expensive up front cost will be difficult. Unless there’s some other problem with them I’d keep them.

DIY, even if you don't fully know how to do it you'll do a better job than most contractors. shameful how a lot of people don't take pride in their work.

Go to the local hispanic community and hire a couple of workers. you can get windows at local big box store or building supply store.

Have you done a thermal imaging to identify where you have problems? With a 1911 building, I'm sure the windows are terrible for heat loss, but it may be that everything is so terrible replacing the windows isn't going to be a big winner.

We used Andersen replacements through a local lumber company. The contractor they used was excellent. They are very well built and tight, are better with outside noise, but I can't tell that they lowered the heating bill. They're just higher quality than the junk the builder put in.

Energy savings that come with replacing windows will be small and hardly detectable on utility bills. However, the aesthetics that come with replacements will add to the appearance and value to the building. My preference is a wooden window although it could be cost prohibitive. Metal is the cheapest and least efficient but can have a good look. Do not spend extra for triple pane windows…waste of money. Various glass coatings can help reduce fading of furniture due to sun.
