$235,000 in 2020, just under 1,500 sq ft. small lot.

It is now worth approximately $370,000 to $400,000. It may be more after the master bath remodel. The neighbor did a complete interior remodel that is unreal. It is the same size, but it is like a mansion inside with new walls and flooring.

Of course, the area rose from a population of around 30,000 in 2018 to almost 100,000 this year. We used to have Longhorn cattle in a field next to our neighborhood. They are long gone.

1982 - one half of a duplex, 1200 sf $60K. Because of a high mortgage rate, it cost me $65K to pay it off 5 years later. Wonderful negative amortization program by the loan industry ( my mortgage was at 17.5%).

2008 - $150k 3/2 1500sqft. East Memphis. Sold it 5 years later at about the same. Was just happy not to have taken a bath bc I bought right before the market collapsed.

1994, 1400 sqft 3 br 1.5 bath $70k. Sold it 4 years later for $125k. My daughter just bought her first home one block away from that one. 1300 sqft 1 bath for $265k. Nuts.

Yep. To think not only did I get a great house for 1/4 what it is going for today, but the govt kicked in 10% to incentivize me. Crazy. And I still was wary, as a job layoff was a very real possibility.

I feel for the current generation, as I realize not only are they paying 4x for the same home, but as much as double that with interest. That's an entire retirement account! Then again, it took me a decade to work up to the job they got out of college, which about equalls out.....

House was $570k 4bed/2.5ba, 3000sqft, eastern WA in 2021. But I rented a long, long time. Did have a condo for a while at $225k for 700sqft bought around 2017 in a major metro but don’t really count that as my first house because it felt like every other place I’ve rented

$219k for a ~1700+ 3/2 in Gluckstadt in 2015. We still live in it. The people who used to live across the street from us sold their house for, I think, $323k about this time last year. That house is a little less than 100 sf bigger than ours.

$90k in 2006 for 3/1, 1550 sq ft. on 0.09 acres in midtown Omaha. House was built in 1905. Did a lot of work on it in the time we lived there and sold it in 2016 for $140k.

$76,000 in Ridgeland 1993. Interesting fact. Bought the house on a FSBO from Mike Kinneson when he left Prep to go to Delta State.

My answer: $98,500 3/2 ~1600 sf on 1/2 acre

ETA: 1997
2003 Clinton, MS. 1700 sf with a in ground pool $78,000. Main house was small, had a 24x24 play room added on. Sold it 3 years later for $105,000. We dyi-ed a lot of remodeling of the inside, painting and trim. The house we have now we bought 14 years ago in downtown Brandon with 1/3 acre for $125,000, last month had a house flipper call and offer $240,000.

$209k in 2010 in Fort Walton Beach, FL… 1900 SF, built in 1969. Rented it for a few years after I moved to MS and finally sold it in 2020 for $352k.

Interesting thing about that house was I bought from a widow that was moving to assisted living facility after her husband passed away. I bought the house from the family that had it built in 1969 (for less than $30k). The lady’s husband was from magnolia, MS and graduated from State in the early 50’s or late 40’s. Apparently ran track at state and got an engineering degree. He ended up being a colonel in the Air Force stationed at Eglin. I thought it was pretty cool that a house in FWB, FL was owned by only 2 families from 1969 to 2020 and both families were bulldogs. Unfortunately, I ruined it and sold it to a guy from Ohio who was an Ohio State guy.

great neighbor. Shi**y HOA fee $200 month.
sold in 2022 for $409,000
Great deal …
Flip side, bought in same neighborhood 1 month later. 5.4 % $464,000 bit bigger house and 1 level.
Still shi**y HOA fees and board.
No parking on street
No boats in driveway
If garbage left out overnight-warning from HOA
Yard needs mowing- warning HOA

$379990, in Oak Hill, Virginia (2006). Three bedroom, 2 1/2 bath, 1634 sq ft. It's essentially a townhouse in a condo development.

I had rented for around 15 years after graduating from Mississippi State.

Then, I got married, and my wife told me it was time to buy a house. I was absolutely terrified, wondering how in the world could I afford it.

My wife told me not to worry . . . and she was right. We still own that house as a rental property, and it's fully paid off.

ITP vs OTP

$317,000 in 2017 for 4 br, 3.5 BR, finished basement 3400 sq ft. Tax man tells me it’s doubled it’s almost doubled in value in 7 years.
