I`m buying a house in Madison now through the Charlotte Smith agency and I`ve found them to be very good. With the multiple listing service there`s a high possibility that someone other than who you list it with will sell it but the listing agent is still important.

but I don't know of a single Real Estate Agent who has spent a couple thousand dollars of their own money to become authorized to use the MLS, and then not use it.

I was just waiting for someone to post her name. This lady is utterly one of the most unethical people I have ever met. She personally screwed me out of a deposit on a rent house a few years back. Then just this summer she 17ed over some girls that I know renting from her. Their situation got so bad that they involved attorneys. Three 25 yr old girls and she claimed that they had tampered with the ac unit just to avoiding refunding any an all deposits. The girls didn't even understand what the unit was and what she was talking about.

Edited to say: The house we were renting from her at the time was also on the market. She didn't do a very good job of showing it. Actually missed an appointment with some people one time, and I personally ended up showing the house for her.
