Western Carolina is cool and hip. It's got mountain people and young people with ambition and money to build and spend on cool stuff. Young guys and gals play some good bluegrass to preserve the culture but they embrace new ideas and trends too (cool breweries and restaurants). That could happen in MS unless the old farts try to prevent it. State is bigger than Western Carolina and has more capital.

I moved back when I was 34 after years of exploring because of grand kids not knowing grandparents and haven't regretted it at all. I was making more $$ before but the much lower cost of housing and insurance alone make up a lot of that. Besides that, my kids (and me and my wife) have known the extended family well especially grandparents and now our grand kids know their great grandparents. Everybody's priorities are different but some things money can't buy and the sight of my mom holding my granddaughter (her great granddaughter) and talking to her and telling her she hopes that she isn't as wild and crazy as I was is priceless....

My son lives in Nesbit, MS (near Hernando). He lives in a new subdivision of about $400-450K homes. On his right a couple from Colorado moved in. Across the street a family from California bought a 3000 sq. foot home. To the left of him another California couple moved in to a new 2800 sq. foot home. And just down the street, another couple from California moved into a brand new home. The 3 families from California sold their 1500-1800 sq. ft. homes for about a $1 Million each. They then moved to Desoto Co. and purchased BRAND NEW CUSTOM homes twice the size and half the cost of their older California homes......and ended up with $500K cash to boot in their pockets. Two of them added swimming pools with a little of the leftover cash. One California couple said they were telling a lot of their friends to consider doing the same.

Census say, MS gained less than a thousand from 2022 to 2023. Be curious where this dude is getting his data. I hope he’s right. It’s the first thing I’ve seen in 10 years that is positive about MS’ population.

Compare western Carolina(I went to summer camp in the 70’s outside ashville) to Mississippi from the river to I55.

We got screwed on topography. No beach (coast instead), no mountains, no deep clear lakes. An Oak Mountain and Smith Lake in the Jxn Metro would make a huge difference.

Screwed BAD.

But if you hunt or fish, it’s still a good time. But the problem with that is we don’t have that much public land and what we do have, is crowded. And we can’t compete with western states when it comes to the big ranches that draw people to pay money to kill trophies.

Tourism is kind of a lost cause for us, outside of some small historical places and things like that, and the casino niche on the Coast.

Need to focus on job recruiting and the cheap COL, like the article said. MS people are absolutely going to spend their vacation dollars in other states and that is not changing (and then come home and brag about it on Facebook and one up their Pinelake friends).

Beware those CA people. Politics aside, they’ll make OM people seem humble and modest. Spoken by a man surrounded by those people fleeing from the craziness happening in their former state.

Oh I know, and that’s good. But it’s just not as big of a needle mover as the beach, deep/picturesque lakes or the mountains. And of course, we don’t have a big city like Memphis or New Orleans for city attractions.

Staying in Natchez for work a few months ago seemed like close to half the hotel was taken up by a seniors tour group from England.

Maybe not shocked, but yes there are Europeans and/or Yankees in Yazoo Pass or Ground Zero (Clarksdale) every time I go ( a couple times per year). Actually about 10-15 years ago, it wasn't uncommon to see tour buses come through. I noticed any in a while though.

Also, if we had any type of competent leader in Central, MS (especially Jxn), he/she would throw a fit until a casino was built on the banks of the Pearl near the stack. A Beau Rivage type casino not an Isle of Debris type casino.

That would be ok I guess but a casino just isn’t going to move the needle very much.

Agree - most of the country is near one these days. And if you're not and do have to travel, you're probably just gonna go to Vegas.

Eh, let the Coast have the casinos. So much better infrastructure there, and combined with the water, actually forms a good pairing.

I have not been in a while, but the casinos in Vicksburg, Natchez and Philadelphia aren't like meccas of awesomeness are they? Just something to do, mainly. Whereas the ones on the Coast are nice places.

Jackson doesn't need that or really any type of immediate injection. Jackson just needs to NOT SUCK. The investment would come, I believe, if it just wasn't terrible. But I fear it may be too late (at least for my lifetime), as the small investments are going into Madison, Ridgeland, Flowood and Brandon. Those add up, but they are spread out. If they were all in Jackson, we'd have something. And I'm not talking about the big job stuff that needs land - Nissan, Continental or Amazon - those are fine where they are, and serve as employers for the whole metro. I'm talking about Trustmark Park, the Amphitheater, Top Golf, the Sheraton/Refuge. Then you look at all the medical things now located in Flowood. And Entergy, Cspire, Ergon, etc. all spread out. What if they were all centrally located by an entertainment district?

Place like that, things start growing exponentially. Might even see a nice arena pop up had things fell correctly. And I'm not saying cool things can't happen in the burbs. The amphitheater is probably better suited for it. But I'm just making an overall point.

Just from my experience over the last 3 -4 years, this article is correct. I’m selling homes to people from all over moving to North MS due to cost of living and crime. I have sold several that retire from especially California and pay cash for a house here. California, Michigan etc…Closing one next month for a family in late 30s coming from Vegas. They were sick of the crime.

They were sick of the crime.
Glad to hear that Desoto is still having success, and attracting out-of-staters. Certainly good consolation type thing for the state, even if it all does revolve around an out-of-state city. Mississippi will take whatever it can get.

Speaking of that, it's the most Mississippi thing ever that Memphis is not located within our borders. Talk about a city that embodies MS and has nothing in common with TN.

If you talk to anyone from Nashville or East Tennessee they would gladly give up everything west of Jackson Tennessee

Yeah I don't really feel like I live in TN to be honest. West TN is culturally far closer to central and north MS than middle and east TN. If the TN state government could get rid of it, I'm sure they would.

There are older people that moved away 30 or more years ago moving back for retirement. Sell a house up north for 800k to a mil and build something nicer here for 300k. Pocket the rest.

Yep I always figured the outer ring suburbs around job center cities would benefit most from telework. Close enough to come into the office 2-3 times a week if needed.

I did see where George County is seeing a big influx of people. Is that where you're seeing the Mobile stuff?

I think you didn’t correctly interpret my comment. Unless you mean that Mississippi needs to be less humble, more self-centered, and snooty/hoity-toity. In my interactions, they bring the Real House Wives-mentality to life. Everything the world mocks rich, white people for they exhibit. Brattish and self-involved. But hey, you may like that. It is everything OM x1k.
