My family and I have quite a bit of property in central PA just on the edge of the last big gas rush area. We had offers initially but didn’t feel it was worth giving up the rights for what they were offering. At the time, there were several attorneys around who specialize in those matters who would evaluate the offer letters for a fairly reasonable fee. One was based in Williamsport if I recall correctly. Can’t remember the firm name though.

It can be very lucrative when they are pumping gas but our friends who did lease saw their monthly income almost stop completely when the price of gas dropped - companies mothballed wells to wait for the prices to rebound. Also, be careful of how the language of the contract treats extraction costs. It’s pretty easy for the companies to layer on enough costs to never show positive net income and therefore not pay the land owner any royalties.
