Sorry if I missed a thread on this, but I just saw that the State Theater is for sale. I always thought this was a cool space with potential.
  • First floor features 9014 +/- SF with large dance floor/bar, full kitchen/dining area.
  • Second floor features 5594 +/- SF, commercial bar area, second floor open air patio overlooking Main Street. Additional second floor features include large open ballroom that features bar area that could be used for private parties, rehearsals, etc. Possible bonus features could be rear elevated deck.
  • The third floor is 434+/-SF that includes bar area overlooking dance floor & bar area, and private office.
How would you utilize this space?

Seriously, we should all pool together, buy it, and start a micro distillery. We can blend our own whiskey and distill our own neutral spirits. Sell it through the state with 10% of all revenue going to NIL.

Make our real money on weekend tastings alomg with wood fired pizza. If we need extra revenue, we'll have L4 dawg come in and we'll lash him to a post and charge $20 a pop to shoot him with a paintball gun.

Based on my professional assessment it is way over-priced. So grab about 20 of your closest friends and offer $50k each. A million would still be too much because you are going to spend $150k minimum updating it. But it could definitely be turned into a money making machine that would probably break even for a while before starting to turn a small profit.

everything is overpriced in Starkville. I had a chance to buy all the land on the East side of Stark road Between hwy 12 and 182 before it was developed for 500 k and passed it up. I am still kicking myself in the nuts. That used to be great hunting land one-time big deer.

And hopefully you can pull enough revenue to survive the summer months, fall and spring break, Thanksgiving and Christmas breaks.

You could have built a target store and kept merlinz from bailing. It's all your fault.

It's large size makes it a great space for many different uses. But it also makes it very expensive with not enough parking in close proximity to fill it up.

15K square feet equals 60 Air BNB "condos". Order in breakfast from Starkville Cafe. 8 bathrooms with shower stalls. Think "Minute Suites" you see at the airports. Free Continental Breakfast (cereal, milk, toast, fruit, muffins, pop tarts, milk, OJ, water) and free Wi-Fi.

That’s been its problem and a holdback of a lot of downtown. Parking. A parking garage somewhere downtown.. maybe even behind State Theater.. would help tremendously. Just like the one behind the courtyard.

Then you could put a hell of a club in there and be profitable. And you could support all restaurants and businesses downtown much better.

The Mayor says parking is not an issue downtown......

Just buy the old hotel and everything in between along with the State Theatre. Build a 4 story parking garage behind it. Refurbish the hotel. Tie it all together. Voila.

How would you utilize this space?

I am not an expert on operating a restaurant, but the problems that I see -

1. It has a ton of square footage, but it just seems like a poor layout for a restaurant. It seems to big for a restaurant/bar but not big enough for a night club.
2. All of that square footage just adds to the overhead - utilities, insurance, furniture.
3. I don't care what the Mayor says, parking seems like it would be an issue if you are operating a restaurant with that much space.

Was anyone on here a student when it was the Dawg House and remember the Friday night deals they were doing as they were going out? January and February of 2016 they were doing $10 covers and then nickel wells. That place was a scene. It would be absolutely packed in there. You’d spend $10.35 and be stumbling out of there

Agree the layout is not optimal. Parking downtown is terrible, one of the reasons retail downtown is so hard.
